The March of Dimes Real Estate Award Honoree


Don Bucci

The coveted March of Dimes Real Estate Award is bestowed to prominent individuals and/or companies whose developments have made significant impact to our real estate landscape by transforming our communities through outstanding vision, dedication and philanthropy. 

Don Bucci has four decades of high-level commercial real estate and construction industry experience, including the last nearly 20 years with JLL. As managing director and market lead of JLL’s Greater New York State and Connecticut Project and Development Services division, he oversees the largest team of project management professionals north of New York City. Operating in LoHud, Mid-Hud, Upstate New York and Connecticut since the mid-’90s, Don has strategically built a 30-member team of accomplished real estate industry leaders, including architects, engineers, contractors and developers. From interior fit-outs to ground-up construction, Don’s team acts as an agent for owners and end users, managing every project aspect, including the budgeting, scheduling, contracting, design, permitting, construction, move-in and close-out stages. Don’s department oversees millions of square feet of real estate and over $250 million in work annually for well-known local and national corporations, hospitality and health-care providers, schools, churches and other nonprofits. Throughout Don’s career, he and his team have managed numerous notable projects, including the construction of practice facilities for the New York Rangers and Knicks in Greenburgh; IBM's Gerstner Center for Learning in Armonk; academic buildings such as the new LaPenta School of Business and a school of health and science for Iona College; along with Rye Country Day School’s Dunn Performing Arts Center and Cohen Center for Creative Arts. Don and his team have overseen some of the largest construction projects in the Northeast, revamping Heineken’s North American headquarters in White Plains; erecting new headquarters for Vineyard Vines and relocating Starwood Hotels and Resorts’ headquarters (both in Stamford); supervising the $1 billion-plus transformation of Madison Square Garden; developing new headquarters for Diageo in Norwalk; and creating Charter Communications’ new 850,000-square-foot home in Stamford. Don’s practice also has provided project management services to Bridgewater Associates, the world’s largest hedge fund, for nearly 15 years. Don and his wife are parents of four and residents of Rye Brook. He is an alumnus of Iona, where he earned a bachelor’s in business administration. In his spare time, Don is active in various civic, charitable and professional organizations, including the Westchester March of Dimes Fundraising Committee, NAIOP and CoreNet.

Martin S. Berger Award for Lifetime Achievement - Timothy M. Jones


Timothy M. Jones, CEO
Timothy M. Jones is an accomplished real estate executive with a multifaceted career spanning over 40 years of firsthand, entrepreneurial experience. As CEO of Robert Martin Company, LLC, Mr. Jones is responsible for creating and executing the financial investment and growth strategy for one of the New York tristate area’s leading real estate development and management firms – specializing in industrial-flex, multi-family residential, commercial, retail, and office properties in the New York City region and key economic centers spread throughout the United States. Mr. Jones leads Robert Martin Company along with President, Greg Berger.
Since his return to Robert Martin Company (RMC) in 2004, the company has invested in transactions with a retail value well in excess of $2 billion and expanded the firm’s scope of investment activities to include numerous successful entrepreneurial ventures, including the formation of Coastal Franchising (with partner George Ross) which launched with the acquisition of four Dunkin’ Donuts (DD) franchises and has since grown into one of the United States’ largest networks (90 and counting) of award-winning DD stores with over $100 million in annual sales – garnering the firm a 2021 National Developer of the Year Award from Dunkin’ Brands.
Beyond franchising, as a non-executive board director, Mr. Jones helped develop (and eventually sell) a leading direct-to-consumer energy marketing company, Verde, which within six years went from creation to generating over $300 million in sales.
In 2019, while seeking additional investment opportunities within Florida’s emerging Treasure Coast area, Mr. Jones – along with a team of experienced real estate and lifestyle community developers – completed the acquisition (and current refurbishment) of Tesoro Club, a premier gated golf and country club community spread over 1,400 picturesque acres in Port St. Lucie. In 2021, Mr. Jones lead RMC through the firm’s largest, single financial transaction in its 65-year history – the $600 million recapitalization of its 45-property portfolio (2.6 million square feet).    
Prior to his current position, he served as President of Mack-Cali Realty Corp., one of the nation’s largest real estate investment trusts. During his tenure, Mack-Cali grew from a $1 billion firm with 11 million square feet of property to a $5 billion dollar company with 30 million square feet of assets. His responsibilities included acquisitions, dispositions, development, leasing, property management, and human resources.
Before joining Mack-Cali, Mr. Jones worked as Executive Vice President and COO of Robert Martin Company. Prior to Robert Martin, Mr. Jones was President of Clifton Companies, President of Federated National Companies, and Vice President of Chemical Bank.
He earned his Bachelor of Arts at Yale University and a Masters in Business at Columbia University.
Name as one of 914 Magazine’s 2022 CEOs of the Year, along with such distinguished business leaders as PepsiCo CEO Ramon Laguarta and IBM CEO Arvind Krishna, Mr. Jones is a regular speaker for numerous professional organizations. He is currently Vice Chair of Economic Development for the Business Council of Westchester. He is a past president of the Yale Basketball Association and former member of the Boards of Directors of the March of Dimes/Westchester Chapter, Avon Old Farm School, Windward School and Luther College, among other organizations.
Mr. Jones currently resides in Palm Beach with his wife, Annie, and some of his five children.

Award for Excellence in Community Development - Martin Ginsburg, GDC

Martin Ginsburg, Founder and Principal of Ginsburg Development Companies LLC (GDC) has been an omnipresent force in Westchester County residential real estate for over 50 years. Starting in the 1960’s building single-family homes, he has been involved in every type of residential project, including cooperative conversions, multifamily apartment buildings, and many of the most noted townhome communities in the region.

Today, GDC Rentals is the most active Westchester-based developer/manager of luxury apartment buildings with rental properties in Yonkers, White Plains, Hastings-on-Hudson, Ossining, Peekskill, Mohegan Lake, and Haverstraw. With a company focus on the Hudson River and Transit Oriented Development, he continues to have new projects in the development pipeline, including at the Ludlow and Peekskill Metro-North Stations.

In 2016, Martin was honored by the March of Dimes with the Martin Berger Lifetime Achievement Award for his long and distinguished career. In accepting that award, Martin said, “Thank you for this lifetime achievement award, but I’m not done yet,”

True to his word, Martin returns to the March of Dimes Real Estate Breakfast to accept the 2022 Developer Award for transforming the iconic Westchester Financial Center in White Plains into the new mixed-use City Square. This reinvention included converting the former 1 Martine Avenue office building into luxury rental apartments as the first major adaptive reuse of a high-rise office building into residential use. In addition, the 50 Main Street office building was completely modernized with a new lobby, cafeteria, and market-leading amenities, including a fitness center, training room, and a board room. A retail extension is currently being constructed along Main Street to bring new restaurants and greater pedestrian activity to this part of the city.

Other City Square components include the modernization of the residential building along South Lexington Avenue, now known as The Metro, and the creation of the private City Square Park on top of the 1000+ car parking garage that connects all three buildings that form the city block.

A signature of City Square is a significant collection of public art curated by Arts Westchester, reflecting Martin’s belief that art defines special places.
